Back to the FBT - does anyone have a suggested wording for the ten years bit? Meaning that regardless of whether it's the current farmer or the trust he's leaving it to as my landlord, the 10 year tenancy is still honoured? What I don't get then is how to put a break clause in it - surely we can't both be fixed into it for 10 years even if both of us want out? Hopefully that won't be the case of course. What does a normal FBT look like in terms of the duration of the tenancy, how to quit (from either side), and making sure that the tenant can't get booted off at the whim of a new owner?

Break clauses can be written in as both parties agree.
To minimise stamp duty land tax payable a shorter tenancy, but with the tenant having first refusal of any subsequent tenancy of the land is one way forward.
Do get somebody competent to represent your interests, you may be glad you did in the future.

Thanks @chipchap ... Sorry but you have lost me on stamp duty - where does that come into it as a tenant?

Does anyone have a rough idea what a land agent or whatever would charge me for writing an FBT?

Not too sure of the ins and outs of stamp duty land tax as it relates to leases, but the longer the term, the more likely there will be duty to pay.

you will have to put at least half the area to grass and clover as you cant grow organic cereals year after year.
i would suggest a rotation of grass grass wheat barley
