Due to loosing land iv been offered the tenancy on 6 acres. Well fenced fairly dry land. With water ( I have to pay water bill) it's priced at £100 a month which seems a lot for sheep grazing! What do you pay for grazing and location..

£1200 a year.....so £200 / acre...............and who has any subsidy ?

Too expensive for sheep if you want to make a profit.


Location is important on price. Here you could probably find 6 acres for free, that is attached to a big house and they have worked out it's better to eat the grass, than get the gardener to mow it !


You work out your costs........... have you got a few sheep for a hobby, or are you wanting to make a few quid with them.

£200 acre for sheep grazing …. Waste of time you will never make anything other than work foryourslef. .

You have to calculate what it is worth TO YOU, and then offer less than that to ensure you have enough profit to make it worth while.
There are always circumstances which mean you may be happy with very little profit or need a very large margin.

Don't make my rookie mistake and offer exactly what I calculated it was worth :banghead:

. . . and that meant I was just offering to manage their fields for free and pay to cut the hedges!!

Location matters. Round here (mid-Wales/Shropshire border), grass keep for the summer is making that & more.

There's no way there's any profit in sheep grazing land at £200/AC though, despite what some of those buyers might kid themselves. You'd be better keeping a few less sheep tbh.

I understand West Wales is similarly daft, driven by demand to put dairy heifers away.

Hi. It's a hobby really with the view to increasing my flock and eventually making a profit.. Of some sort anyway
