Hello. We have 7 acres in N Wales. Wanting to provide camping using the 28 day rule tents/pods.
We have purchased a toilet block (converted shipping container). How have people managed with planning etc?

I've been going really slowly as I'm not really sure I now want to have all the hassle of more 'visitors'. Perhaps I'll do more when I'm retired......It's the 'few' who spoil it for the majority and that's all I'm saying on the matter.

Do you actually need planning if it's for 28 days or less? I know you can have a permanent 5 pitch caravan park without planning, don't know if it's the same for camping pitches but can't see why it wouldn't be.

We Just emailed the council planning dept to let them know our dates and got on with it. Didn't hear back from the council. Next few years didn't even bother to inform council, just did it. But ours was only 4 pitches, glamping style, using 28 days rule although we did push it a bit. No problems from council for us, yours may be different!

We saw this thread and wanted to highlight the new government exemptions on planning permission required for a temporary campsite.

Landowners in England used to only be able to operate a temporary campsite without the need for planning permission for 28 days under permitted development rules.

Last summer, however, the government doubled these rights to 56 days' use, enabling hundreds of 'pop-up' glamping and camping sites to open during peak season. The exemption has now been extended until the end of 2021, enabling more landowners to diversify in this way.

In Wales, government advice to local authorities is that they should "take a flexible approach to applicants looking to... extend an existing 28-day permit to a longer period". The Country Land and Business Association is advising members to explore options to extend the statutory 28 days’ permitted development to 56.

Regarding the 28 day rule. Is there any reason this can't be got over by using say four three acres of grass areas for tents and rotating them along like moving cows round a paddock grazing system?

It’s a bit of a grey area but the legislation refers to “land”, suggesting separate areas of land may be able to enjoy their own periods. We do have owners that take advantage of different 28- or 56-day periods on different ‘parcels’ of land like the ones you’ve described.
