Grass ley rent

What are people paying for grass rent. Had the local dairy approach me looking for an extra bit of silage ground for the next 3 years. He's going to establish and maintain but we will do the ground works. We're midlands based and had a bit of black grass in the past so will help us out a bit as well. Looking to be reasonable considering the black grass.

Sorry for the comment but I’m sure a few land agents will catch on to any prices put up , maybe get folk to pm you instead might save a few questions and answers for a few folk.

Normal rate around here £120 to £150 acre . But establishment cost may be taken of that if the short term tenant is paying ,but not sure about that if its a short term ley

A little knowledge is a dangerous thing as I don’t know the details just headline figures.
I’d say they’re probably looking after it at that
Always struggle to sell grass or silage around here. Maize is a different thing.
Grass let’s would be a good break on heavier land if it paid.

You need to approach some big dairy farms if you have any local. But the answer is probably in your reply. Maize , we can't grow it in this area so they grow grass instead

I’ve asked and get the same response . Already grow maize and sell to the biggest dairy farm in our area .

we had an agreement with arable farmer, 1 year leys, £300/acre, for that, he planted the field, supplied enough fert for 2 cuts, and would spread our own, if we took it there. There was no question about ley establishment, it was done properly, and certainly yielded, also deduction for slurry/fym. It sounds horrendous, but we were getting 4 good cuts, 30 tonne fresh weight/acre. He did it to control blackgrass, which didn't work, as you really need 2 yrs. So it ended.
Two blocks of land locally out for tender, 1st, we know someone bid £186, no sfp, arable, and didn't get. The second, tenders invited for £280/acre + 300ish acres, no sfp, buildings, inc wanked out parlour, by separate arrangement. Several going hard for it though, the 280, will be exceeded. We have taken on a block of land, 50 odd acres for £100, we didn't argue, but we thought we had some more, which would have reduced it to £75, that failed to happen.
