Check rightmove commercial. If you can get £20/sqft then turn the whole yard over to offices.

it’s not all suitable for offices otherwise I would ! Mad demand for large commercial units 4.50-6 plus service charges, landlord 20 miles away is getting double what we can (but for smaller units) - Serviced office space must surely be more than that
We shelved converting an old brick shed into commercial offices because the return was questionable against the conversion cost. Had 3 agents look at it in January and they call came to the same conclusion.
If you’ve no conversion cost and it’s ready to go you might let it but straight offices is a very small market at the moment.
If your guy actually looks around he’ll see he can get something for a lot less than your thinking. However if it one room big enough for 7 staff then you may well get £20/sqft but not for a decent large sqftage

Got a friend who rents an office in the estate by junction 10 M42. She pays £9.60/sqft for 1000sqft plus a communal meeting room, kitchen facilities. This includes 4 parking spaces. She’s giving it up as there’s cheaper in Atherstone and she says the buildings she’s in is now half empty.
