Renting out small paddock for sheep

Hello. I have a small grass field paddock (2.5 acres) that I don't use anymore and for the past few years have just mown it once a year to keep weeds down. I have been approached by a 16 year old to keep some sheep on this paddock. I know him reasonably well and he from an agricultural background. I would expect him to keep it in good condition. I certainly don't want much for it but what would be a reasonable rent to charge? I take it it would be wise to have some sort of rental agreement in place. Can anyone recommend a good template to use that I could download off the internet? There is already a water trough with running water connected to it in the field. The incoming person will have to put an electric fence around the perimeter to keep the sheep in. Can anyone think of any pitfalls that I should be aware of ?

Don't rent just tell him it's 70p per head per week or whatever figure you agree on.
It will only get messy if you rent it.
Anything you earn invest in fixing the fence first.

Young lad who is keen.
Just offer it to him foc on the condition he keeps it straight and tidy.
One day, he will remember your gesture and you'll get ½ lamb for the freezer.
Agree -its yours for 12 mths -he fences it as required (electric). Just give me a lamb at christmas,,,,,,,

Just say " I don't want anything but just give me what it's worth to you! "

Cos in reality it's not worth anything !

Good advice above if you're now just mowing it, then you're saving your time and fuel, so already ahead of last year by a margin.
Maybe you could ask he works out his costs (with your help) as @delilah has just posted, and see what comes out of that. The hectare would keep what... 10 or 12 ewes? So he should know the difference between breaking even and a loss is likely the rental. Maybe someone to wash your machinery down is worth as much?

Show the difference in nz, ha might keep 6 ewes if your lucky.

Well I wouldn't say it was worth nothing. It does have a field shelter,running water and a stockproof hedgerow suitable for keeping larger animals in. I could rent it for a reasonable sum for keeping horses in but I don't want to deal with those types.
A couple of hours a year mowing it at a slack time of year for me is no great hardship.
I was thinking of going back to him with £50 for the field for the year and I cover the water bill as well. If he haggles the price down from there I won't put up much resistance.

He will pay £50 if it has water it’s worth a pound a week for the water not have bloody bowsers.

If he is an entrepreneur he might get some nags on and make some profit 😳
