Absolutely Fantastic build 👍

Not a dig in any way, but I'd be very concerned with the high gloss tiles if for rental. People have a method to make accidents happen without a shiny surface...

The glossy surface will get slipper with age, so short term fine, longer - may see some issues.

I could get some stable matts , should have thought I’d that before we tiled it

Let's hope they are, as many an accident happens via high gloss tiles and the lack of traction between them and people's wet feet, footwear when walking on them when wet or with muddy shoes (as children often do)..
If in a rental property - it would have been a concern for me personally knowing how people like to claim...

You can get a coating to add, but has been noted as not fully reliable, so a gamble..

I was given class q on a Dutch barn ..... I am currently negotiating a brand new build next to it but that’s another storey.... I digress... I was told by my LPA I could add 20mm ( very generous!) maximum to the exterior at any point
Would be interested to know how substantial your Dutch barn is. Does it have cladding, is it the type with a curved roof, metal or wooden stansions?

What did you use to cover the knot's in the door frames before you painted them as they are bad to paint over and to look right
the brown patches on the door frames are the filler that is covering the fixing holes there wasn't really any knots in the frames as I had them made and came sanded and primed screwed together and braced ready to go in ,Had a look at the Howden ones and decided against them they were full of knots
