I was curious as it could prove to be a noisy system in use, as the expansion and contraction is a factor to be aware of as it can prove to be a possible nuisance, but it is up to the OP how he leaves it.




What is the pipe work for, is there a central heating boiler on the other side, thus is it a mixture of heating / hot and cold water pipework in there?

If it contains heating pipework / hot water pipes, I believe you are supposed to protect electric cables from hot pipework to avoid overheating the cable and it has some negative influence on the cable duty rating, so ideally you may wish to isolate that from the hot pipes before you close it all up.

Also, if you have hot pipework under /alongside cold pipes, I would lag them to prevent heating the cold water pipework, because if you are renting that out - you may get annoying calls to sort out warm water coming out of the cold taps for a while, as it looks a nice conversion and whilst it is able to be done I would say it would be worth it for prevention.
All the pipes where possible have Been Covered with the foam insulation there is more pipe work than I expected and a 6” stud would have been easier all the stud was spec at 3” but upgraded to 4 and it’s a good job also extra pipes for flow and return to all hot taps so an extra run there and their is a spare cold feed as the building is fed from the existing farm supply at the moment but a spare in and piped to boundary in case we sell or let in the future so it can have an independent supply with very little effort no pictures of the lagging only the bits on the floor the building inspector is happy with everything perhaps it will generate a bit of noise but it’s not my bedroom , It was impossible to have the boiler room backing on to the kitchen as we had to work with the steel posts and foundation of the original shed and it would have taken1.3m from the bedroom or kitchen had it have been moved

whats going on the floor? is it not better to lay the floor first, before the kitchen goes in, just incase you change the kitchen design in a few years?

its mostly going to be tile so the floor needs 60 days to dry then put underfloor heating on and turn up a degree per day and the gas did not come as quick as we hoped so put kitchen in and tile up to legs the island is not fixed and the top only sat on it this will be moved and tilled through,I can't imagine the kitchen layout changing to be honest so not concerned

Very petty but we had this too with a client who brought a property with Class Q permission and then wanted to reclad it but the council wouldn't accept the amended plans so they had to stick to the design that came with the property.
Yes, with class Q exterior dimensions can’t be altered. So with our barn conversion we got class Q, then put in a second planning application for a wood burner flue and a few other minor things. We were granted permission For these and then this meant we had full planning permission and all of the restrictions of class Q are gone.

I was given class q on a Dutch barn ..... I am currently negotiating a brand new build next to it but that’s another storey.... I digress... I was told by my LPA I could add 20mm ( very generous!) maximum to the exterior at any point

Some nice work there and some good ideas, will be interesting to see what you do with the garden as this is some thing we have not made a plan for yet on our new house

Garden? That’s something you start struggling with in about 5 yrs time after trying to finish everything else off and removing and relocating and re patching the temporary fence you had around the house about three times and moving the patio slabs you had from somewhere onto new pallets about three times everytime you need to move them as they’re in the way!!!!

We are only going to do it once & if that is no good then it is time for tarmac the lot

Made a conscious decision to complete the outside areas now so it all gets done before moving in except a bit of dry stone walling as everyone who is any good is on long lead time and I haven’t fetched the stone in yet

We are not going to do the garden and patio until the spring , hopefully finish the parking area this year ,all them jobs are best done In good weather, can not see us moving in until the end of the year
