Renowned Fife farm for sale for over £3.9m

A farm in rural Fife, Scotland, has been brought to the market with an asking price of over £3.9 million.

Downfield Farm, situated near Cupar and approximately 40 miles from Edinburgh, comprises about 406.73ac of farmland and woodland in total.

It is equipped with an attractive modern farmhouse, a modern cottage which is currently let out on a Private Residential Tenancy, an extensive range of useful and adaptable farm buildings and a purpose-built abattoir.



Its land, which in Fife is known for being fertile, is well suited to growing a wide range of arable crops including barley and wheat, in addition to a range of vegetables such as shopping turnips, carrots, and potatoes.

The current owners run an organic mixed-farming enterprise, with arable and livestock. While their numbers have decreased in recent years, the farm originally carried around 200 suckler cows and more than 150 ewes – plus followers.

Between 2014 and 2016, following diversification into farmed deer, the current owners identified a gap in the market and established a micro-abattoir and custom butchery for their home-grown venison, winning awards in the process and also providing a customer butchery service for other farmers and customers.

The award-winning business is now Scotland’s only field-to-fork venison farm, handling and meat processing facility which also processes sheep and goats as well as butchering cattle and pigs.

This abattoir and meat processing business is owned and run by Downfield Limited. The company shares in Downfield Limited and all the abattoir and meat processing equipment are available to purchase in addition to the heritable property, by separate negotiation.



Commenting on the farm, a partner with Galbraith, the selling agency, Duncan Barrie said:

“The sale of Downfield Farm presents a rare opportunity to acquire a productive and commercial landholding offering significant potential to continue with the existing livestock and arable farming enterprise alongside the successful abattoir and custom butchery business.

“The land at Downfield is in good heart and the well-positioned modern farmhouse benefits from spectacular views over the surrounding countryside and hills beyond.

“The property was built in 2012 and offers spacious and very well-presented family accommodation set over two floors including five bedrooms, and three public rooms.

“In addition, there are an excellent range of modern farm buildings, and productive and versatile areas of grade 3(1) and 3(2) farmland which will be a significant asset to the purchaser. We expect a great deal of interest from a number of different types of buyers.”
