If there is a genuine chance of building in the future you want to get the hedges cut back and the land in agricultural use asap. if the area does get developed the person owning the land with an exisitng leisure use or the perswon whos eland has potential to be the nature reserve for the development will be the person missing out. . You've been offered £1500 a year that you didn't used to get for zero outlay and effort on your part, count your blessings.

If it’s honestly worth 25k an acre I would sell it, you can’t spend money when your dead and I never lived my life relying on a windfall upon my parents death!

Dad sold adjoining land for £10k / ac 10+ years ago, which recently re-sold for £25k / ac because nearby land is about to be developed

It was his wish to keep the remaining land until it could be sold for development for the benefit of future generations

So that's the current plan

Sounds like your two phases away though so it could be a 20+ yr plan.

If funds allow I’d renovate now and sit back and manage. In it for the long haul, which owning land always is.

The problem with leaving things to future generations is you have no idea if it will benefit them at all.
They could simply be incapable of realising the asset and the only ones to benefit are the lawyers, agents and developers. A local family I know have been left a farm between several siblings, there is enough to set them all up for life yet they cannot agree how to proceed and have all fallen out when before they were quite close. The way it is going they will not get the full benefit by a very long way.
They could be the sort of people that a lump sum would be a disaster to, I know plenty that have splashed out, lost the lot in no time and not all of them came away from things still breathing.
It is all very good giving such a gift but you have no control on hw it gets spent.
If you are intent on benefitting the future generations sell for as much as you can get and have an overage clause on the land
 
Get it sold now for £300k+ who knows what will happen in the next 25 years while you sit there waiting for possible planning. if you got it in a vanguard or something giving an average of 8% compounded gets you £2million in 25 years

Its circa £2m an acre if developed and the land over the road is now zoned as is land 2 fields away so it seems silly to risk so much

We're not wealthy but not hard up either

Thinking along the lines of a trust paying out £20k a year each, rather than a lump sum

But we're moving off the point and I think just get a farmer to stick something on there to keep it down - sheep ?

Do I need a grazing license or something to prevent a problem later ?

Leaving land/property to children/grandchildren in joint names is a nightmare. So you have 6 grandchildren inheriting a possible building site. Who does the work/puts in the money to apply. One will always say they don't want to do it, the other says they haven't any money to put towards the expenses, one is desperate for the money and wants to press on but they don't want to spend any money on professional advice. The others look on in despair and don't know whose side to be on.

I've just seen some land for sale with an uplift clause for 40 years.

Get it in agricultural use, then get some professional advice.

I rent 10 acres for 120 an acre per year so 1200 quid .
I hope you don’t mind me jumping in on this post. Where is the best place to look if we are hoping to rent some land for private use for motocross i.e just for our kids who ride? Only after a couple of acres.

I’d almost not bother. They upset the locals so much. The hassle just isn’t worth it to most farmers unless you are willing to pay a sum not relative to the fun you would have.

I’d invest elsewhere and find your closest established site. Not what you want to hear I’m afraid.

2 mill an acre that must be super prime!
