buying and selling small plots of land

Apologies if this one gets asked all the time


But is there a market place/ auction or magazine where small plots of land are advertised for sale (without hose)

Or is it all done by word and mouth, or is it so small that its not worth bothering with at all!

But my question is; is there anywhere I can shop for buying small plots of say woodlands and open fields and stuff?

So much gets sewn up before the for sale signs even go up, and the advertising is just to make the agents look red hot. For example a medium sized detached house with 5 acres of grass paddocks near us was coming up for sale with no chain (I knew the couple were emigrating) and the sign went up with SSTC already written across it.

It's worth having a quiet word with your local agents, telling them what you're looking for, or what your budget is if it's just to have somewhere to put cash as an investment.
 
I assumed the OP was looking for an investment, as there was no mention of being fussy on location.

£20-30K isnt really enough for a house deposit (which would tie you into a mortgage), but could buy a pony paddock near a village.

Not convinced about the investment potential of small blocks of woodland, unless you start jumping on the carbon credit bandwagon (or want the faff of felling licences & harvesting costs).

Woodland is nice becuase it kind of hides everthing. Someone told me a while ago that woodland was much cheaper then grazing because of its low return in forestry

Anywhere from £10k up to £500k I’d say

Why would location inpact its price and what do you mean by view

Try pricing up a 3 bedroom house in Burnley and then similar in South Kensington



If you were going to go for lowest land value, what would one be looking for

Have a look somewhere far from urban areas, as far North as possible. Lancashire/Northumberland/Cumbria would all be good value.

In which case it may need to be land that you would be able to get planning permission on - which makes it development land you want and not simple forestry.

If you where going to go for lowest land value, what would one be looking for

Maybe start by telling us your budget, but perhaps Latvia or one of the other Baltic states ?

That said, depending on how "specil" and "private" your club is, you may be able to get a good deal in the Anglesey area @Bald Rick ;) .

But on that bases; you would get the same return for the grain/ fruit livestock that you produce each year but with a lot less ingoings compered with somewhere say like Reading
