Class Q

Evening, Just thinking out loud at this stage but we have a smallish shed on the farm (probably 8m x 8m) single story. It is single skin breeze block wall with a timber frame roof sitting on top of the breeze blocks with a corrugated tin roof.

I know the class q rules say it has to be structully sound but how sound does it need to be? Also, if you apply do they always come and inspect or what happens if the 56 days runs out before they get out?

My gut feeling is this shed will not be structally sound enough but wondering if its worth a try.

Get a structural report done. Far better to prove to them it is structurally sound before they raise the question.

Crack on and get it sorted now then..... But not very big for accommodation??

I’m only guessing the size to be honest, would think it would make a modest 2 bed house.
Yes, think it’s probably worth getting it straight asap.

Check out the minimum size restriction and minimum ceiling height both of which can catch out the unwary. What annoyed me was the fact it was a local planning restriction which could easily have been missed or at least that is what I was told.

No there is no requirement for the building to have a floor for it to be considered for Class Q. However, if the installation of a floor would be the only way the building would be structurally capable of conversion then they may say the creation of the floor would constitute more development than is necessary for conversion.

The building is structurally ok without but most houses have concrete floors. Have you experience in appealing these applications on these reasons? In Derbyshire. Thanks

But building control will insist on insulation and dpc under the finished floor anyway.
Councils just hate Part Q. 🤣🤣

Any pictures of a class Q finished project. Can understand how it’s done out of a nice stone barn but how do you make a house out of a portal frame building with Concrete panels for walls and a big six roof if you have to use the existing materials?
