I was told, the best time, to get a new tenant for a tied pub, was in a recession, people who always hankered to run a pub, had their redundancy package, fools and their money, are soon parted, was his view, when they went bust, soon be another mug. Some very strong language was exchanged, as my views were not agreeing with his, but never forgotten that, he worked as a pub letting agent, so not dissimilar, to some land agents !

thank you for your comments - really useful and helpful. I have been told by the agent that the tennant gets to keep the BPS entitlements but I dont quite understand this. I always thought if you farmed and areas you could claim BPS, but apprently we need to buy the entitlements? is this normal and is this expensive?

Normal. You might be eligible for new/young farmer entitlements for free from the rpa. Agent should have advised you of that.Hello all,

Hi - no not any stock we are starting from scratch but we do have some capital and equipemnt

Yeah, house at a grand a month makes the land £30 an acre. Shove it all in stewardship gs4, sit back, slippers on, pipe lit.
Well that is a start then. Equipment is so eye-wateringly expensive today.
Do you plan to keep off farm jobs going? Would the landlords have an issue with that?

Show me a house of same standard for grand a month.... the house is no more than a council house you’d find in your local Arab populated council estate just because it’s plonked in the countryside doesn’t make it any more valuable
