So payments to farmers are being reduced, and instead they are paying people to do "environmental goods" on land.

I might be wrong but isn't that just going to risk cutting out the middle man......
Yup, why rent out land for £40 acre for someone to plant butterflies, when you can take all the money and plant butterflies yourself 🤷‍♂️ Plus you can top the land twice per year on your classic tractor. :cool:
Tenants could be a thing of the past..............

Our neighbour has 300 acres and a decent set of buildings (no house) on £45 an acre on a lifetime AHA
Must be really poor land at that kinda money or a LL that is so out of touch with last 10years in farming surely? if you had said £90/100 on aha id have agreed with you
heck i think it was 25yr ago we were at £40/ac and thats AHA

Trouble is if you get behind, you can't raise it too much in one go. Plus you can only review it every 3 years. Then you have to serve notice within a specified time frame. We inherited a small block of land from an elderly relative who was taken advantage of. After a decade we've only managed to get the rent up to £50 / acre........

Assuming you can get them off your land, that's probably not far off the truth.
If owners can make more out of a scheme than a tenant , then surely it's bye bye tenant?

dont say tenants get a £80 lift when you know they dont

First to want a rent cut before the details are hammered out. Last to want a rent rise when times are good. First to complain at the the compo when land passed for housing despite it being linked to the rent they were reluctant to pay. Aha tenancy is a license to print money.

Surely land owners have always had the option to make more out of farming the land than letting to a tenant, after all most tenants make some level of income above what what they pay in rent or they would all be bankrupt by now...

They prefer a risk free and work free income.
Now there is no risk thanks to govt handouts
They seldom had the cash to farm, they needed to steal from tenants regularly to keep up their lifestyle.

Fair points. They will still want a risk free income but if that can be achieved with an agent and advisor and a contractor for less than the rental value of the house and buildings then it is a no brainer.
