Are the council drunk??

Just had the particulars through for the 3 Staffordshire council holdings that have just came up for tenancy... stock farms, barely fenced, buildings need work, atleast 2 of them have been empty for some time so rather run down...

£225 an acre!!! I nearly fell out of my seat ... it’s a no from me

So if 100 acre that’s £22,500 Knock off rent of a large farmhouse say £12;000 at least. Could 100 acre make a living and cover £10,000 rent ?

One 90 ish one 70 ish one 50ish... yes come with house, I know 2 of the farms well, wet farms rough terrain poor fencing and no parlour or cubicles no good for dairy beef and sheep only

Is it a ploy too say “we couldn’t get tenants in let’s sell them off too?”

I agree with you on the house bit but unfortunately a 100 acre farmer isn't the sort of person who can justify £12000 a year on house rent alone but I do appreciate living has a cost

That's what I thought about the house rent, plenty of people paying that., then sub (atm) takes care of most of the 10k

Iv got a very nice house already and costs me £4500 a year and I don’t value poor land, poor buildings and old damp houses the same as some of you guys obviously lol anybody who thinks they can make £20k a year plus running costs plus pay back a probably 100k loan too get started and living costs out of 90 acres is either kidding themselves, mentally deranged or growing cannabis in the sheds

I'm not kidding anyone or saying it's right or wrong.
All I'm saying is where the market can be at these days.

Then perhaps the houses aren’t fit for purpose for the farms.

I can’t imagine it would go down too well if they joined all three farms to make it a viable unit and sold off the other two houses.

Or the attic as well ?

I can’t imagine it would go down too well if they joined all three farms to make it a viable unit and sold off the other two houses.

Thats what they did with my dads farm, they wouldnt let me have it sold off the house and yard for 220 grand. Then added the land to another council farm.

You've got to see it from this point of view
  • 100 acres of land with BPS & grazing - £120 an acre
  • A yard with concerete - £0.50 a sqm?
  • A 3 bedroom house - £800 a month/£9600 a year
You can quickly see how you end up at £220 an acre - these council farms are not fulltime holdings. Full-time job off the farm, farm in evenings and weekends - 5 to 10 years to pay down your debt and move to a larger farm.

That’s all well and good but one of the farms doesn’t even have bps...
By the time the council bully you into buying the previous farmers assets he’s left behind you’ll probably spend enough too buy the bloody yard
And take those council farm houses off the farm and plonk them anywhere else in the world and you’d get £400-500 a month max there awful houses so your sums for the house are a long way off too....
A 90 acre holding will not be evenings and weekends if they want to try and turn any kind of money over or run any kind of business ... think I’ll stick too my £35 an acre grass let’s iv not quite gone brain dead or into dream world just yet

Get them in, relieve them of their life savings, then kick them out and welcome the next successful applicant

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.

Farming and Countryside Programme Director, Janet Hughes will be joined by policy leads working on SFI, and colleagues from the Rural Payment Agency and Catchment Sensitive Farming.
