We just wanted to share a quick update since we launched Off Grid Camp last year. Off Grid Camp is growing rapidly and we now have over 130 locations and 800+ members. Many of our landowners have found us via Farming Forum so a massive thank you to all of you who have signed up with us!

A quick reminder of what we offer:
We link 4x4 overlanders with landowners willing to share the wilder corners of their land. All our members agree to be fully self sufficient, expect no facilities and respect the leave no trace principle. It is free to list your location and members book and pay you directly. We take no commission.

Many registered landowners have fed back to us that they have found Off Grid Camp to be the perfect way to 'dip your toe' into camping diversification without any of the hassle or set up cost of a conventional campsite.

The ideal Off Grid Camp location would include a section of off road driving to a secluded space away and out of site from any other campers or buildings. In a way, the less you provide, the better!

I should also mention that Farmers in England can run now temporary campsites for up to 60 days a year without planning permission after the government more than doubled the permitted development right (PDR) for this business activity from 28 days. Hooray!

Not a great Hooray for legitimate campsites who have spent a year getting planning permission due to nitrate neutrality negotiations with the local authority and Natural England.
It seems now that cowboy campsites can be set up, bagging all the school holiday weeks, with no regard to nitrates, without planning. Hardly a level playing field!

Hello!

We just wanted to follow up from our post last week to say THANK YOU to so many of you that have since been in touch with us and registered your land! It’s great to hear that you like what we are doing and we’re thrilled to support you with your farm diversification.

We’ve had a few questions, so we thought we’d pop a few of them below to help anyone still considering Off Grid Camp:

1. How much on average do landowners charge your members to stay?
You set your own pricing but on average most charge between £20-£30 per vehicle per night.

2. Do I need planning permission?
Not unless you have people camping on your land for more than 60 days (recently extended from 28 days), which unless you already have a campsite, is pretty unlikely given our scale at the moment.

3. How wild does my land need to be?
We have an ‘off-grid’ rating system of 1-3, which you select when you fill in our simple registration form.
1. Buildings or public road within 500m
2. Pretty off grid
3. Totally off grid, no sign of civilisation
We’d love to hear from you irrespective of your off grid rating but of course the further from buildings and roads and the more ‘wild’, the better! Woodland blocks, old quarries, open fields, hill side spots, meadows etc. Most of our members are 4x4 overlanders so enjoy being able to drive along some off road tracks to get somewhere out of the way and away from any other campers. You’ll know the best spots on your land but we would of course be happy to discuss options with you.

4. What driving capability do members have?
We have a ‘vehicle rating’ system of 1-4, which you also select when you fill in our registration form:
  1. Any vehicle
  2. Off road capable
  3. Experienced off road drivers only
  4. A combination of areas for different vehicle capabilities

5. Have you had any issues with members causing any problems?
We’re really happy to share that we’ve not had any issues since launching in Spring ‘22. We think this is because of a few reasons. Firstly, our members pay a £25/year membership fee to access the database of locations. And when they become a member, they agree to the ‘off grid camp pledge’:
1. I agree to be self sufficient.
2. I agree to leave no trace.
3. I agree to ‘The Poo Pledge’.
4. I agree to drive responsibly and within my capabilities at Off Grid Camp locations.
And finally, because of our very simple booking system where we just provide your contact details, every member will communicate directly with you prior to staying so this inevitably supports a mutually respectful relationship between you and the members.
In fact we’ve had loads of feedback about how much landowners and overlanders have enjoyed meeting each other!

6. Are there any costs to register my land?
No, it’s completely free! We charge members a £25/year membership fee and they then book and pay directly with you. No commission. We want to make it as simple as possible for you!

7. What facilities do I need to provide?
You don’t need to provide anything. Our members are specifically looking for somewhere ‘off grid’ without any facilities and agree to be fully self sufficient. They are basically looking for everything that a conventional site is not! No lines of tents, toilet blocks, noisy families - they are looking for somewhere simply wilder to camp.

8. Can I use what3words?
Yes, we’re big fans of what3words. When you fill out your registration form, you can include the what3words to help members go directly where you want them.
