Horse Liveries - Do's and Don'ts

Another simple don’t answer here. I suppose if you get the ideal tenant then at least they could look after your own while you’re away. Don’t give an inch ……… not even an eighth

Planning permission, as mentioned above,
You will then fall into business rates but you should get rates relief so not need to pay anything.
Insurance
Make sure you have some fire extinguishers & clear instructions.
Set yard rules - smoking, kids, poo picking, litter etc.
You need to be able to call vet if a genuine emergency and can't get hold of owners
Passports as security
Direct debit - definitely
Loo and somewhere to wash hands, possibly mess room where they can clean tack, have a cuppa etc.
Make sure you have decent security especially with trailers/horse boxes/tack on site.
If they are coming from another yard, try and get the back story of why they are leaving.
ANY extras on top of what is in your agreed 'offer' make sure you charge properly for them (eg if they go on holiday).

It's more about managing people than horses.

The up front £200 deposit should sort the wheat from the chaff. Lot of horsey folk pick up charity cases and can't afford to keep any horses, much less multiples thereof. A sizeable deposit keeps away those in the payday lender category.
 
Loo and rec room with kettle is useful. I agree farm security will have to be beefed up, CCTV covering the entrance and good locked rooms for tack is a good idea.

Proper gate to lock the site off at night may also be useful but it will have to be substantial (i.e resist ramming or battery angle grinders).
 
Your place isn't your own once you have liveries, as said above it's not the horses, and in most cases it's not the owners but the owners dodgy boyfriends or cousins etc. knowing where you keep your bike, trailer or power tools.

We used to do liveries on a reasonable scale and it has it headaches, and I'm happy that now I don't have them and when I leave the yard there aren't other people about the place.

Also, beware of the rates man, it's not farming.

Rule one strictly no dogs.
£200 deposit refundable when they leave providing everything is tidy and that they have taken all their ‘possessions’.
Make a list of written rules and make everyone read and sign a copy.
Livery payment a month in advance on the first of every calendar month.

Don't have a. Affair with a 20 year old horsie girl for a start. Most around hear have and all ended in disaster.
When I started ours I made a vow to myself I wouldnt do that, even after I got divorced and one girl (not that different in age to me and divorced) made it plain she was up for it and although single I avoided her and was glad I did as some time after she got behind with her rent and I asked her to leave, can just imagine what she would have said to the other girls. Never worth the agro

Some really good advice above. But the insistence of direct debit is a good one, will make the bad payers and those that go from yard to yard think!
a lot always bang on about how much they want an arena at a yard...put one in and they don’t blinking use it! Then the excuses for not riding start.... oh he’s lame...waiting for saddle fitter.. he’s teeth need doing, i could carry on!!
What might work is one owner with 2, can be a lot less hassle than multiple owners at your place at the same time!

Take a bigger deposit than £200.

We take three months. It's great for eliminating those that can't really afford to have a horse. It's also enough to actually mean they give a sh!t about leaving on good terms etc

We also insist of strangles tests, vaccinations up to date etc to reduce the chance of bringing something onto the yard.

The cost and administration involved in this helps sort the wheat from the chaff.
