what exact magic can they do that i cant ?

I can charge for my time rather than line someone elses pockets thanks
Magic, none.
But folk are more likely to be intimidated by some fancy headed note paper from an agent than a letter from a farmer and are also less likely to quibble their charges, everyone knows that agents are expensive yet think farmers yokels who’s time is of little worth, after all, it’s becauae of their lack of respect for farmers that they thought they could get away with it in the first place.

The other thing is have you the time to deal with it if they decide to play awkward? Sometimes it’s easier to let others deal with it, especially if they can recover their costs from the other party.

Once worked on outskirts of Biggleswade, you couldn’t leave any machines in the fields had to take the combine home or to the nearest neighbors every night , got quite good at spotting old bikes etc in the crops , kids running after the sprayer trying to hold onto the booms , sitting in the middle of the field covered in glue high as kites , once sprayed a field of potatoes with water and put up signs saying unfit for human consumption to try and stop thefts got stopped in the street and complained at .my sympathy to anyone in this situation

this will get worse as more and more large new estates are built on farmland? allright if you sold the land and trousered several million pounds its those who are left ? in my own experience over nearly forty years my land on two boundaries back gardens back on it, one side all the old houses have gradually been knocked down and big palaces erected? one clown had his gardener come over to my side to trim his hedge and by doing destroyed the barbered wire that keeps my cattle in? another clown had his new palace have new fencing on his side of the ditch and cut my fencing in doing it, the property in the corner was originally a smallholding, now has four permanent mobile homes ? that now discharge sewage that seeps into my field ? foxes drag their household rubbish food package into my fields so always on the lookout? has several incidents years ago with another boundary that backs onto local park with dogs getting my fields with the cattle, other boundary is on a main village road with footpath like on previous threads, the amount of rubbish from beer bottles to dogpoo neatly tied up in plasticbags thrown over hedge into field ? lived here all my life cant wait now to get sold for building and join the other farmers with some serious money ?

In this case I agree with you, you're dealing with a private individual, so its a level playing field. When one is dealing with large corporate entities though it seems as if they will just ignore a private individual representing themselves. Unless you get a 'name' professional to do it they'll just blank you.

Builders asked agent to do planning work.
Agent informs me need full planning as dwelling not connected with ag within 400 m.
Inform him that name of property has "farm" in address.
Rechecks and tells me its now 28 day notification.
Saved myself time and money!

Saved someone else £1000's by waiting a few days when planning rules changed on area of building under 28 day. Their planning agent didn't say anything to them!
Never seen a penny for my "help", but they have "helped" and been understanding in other ways.

unless its a very complex application even planning application is pretty straight forward

seems plenty of farmers are all to happy to pay someone else thousands to fill out a simple form however whilst they are busy growing corm and looking after stock at a loss !

cant recall the last time we used s land agent ........ its another fixed cost easy cut or eliminated completely

My opening gambit to other companies when they come to me “I’m not here as a landowner but as a consultant, and as such my time attracts consultant rates. For small jobs like your one, that’s £100/hr. If you’re not happy with that, we can call the whole thing off right now. If you are, and still want access to my land, I have a legal responsibility to formally review your risk assessments and method statements and will be charging you my time to do so, so you might want to make sure they’re correct first.”

If the report is true, Johnson is a serious disappointment. He was brought up in Exmoor, and knows better than to presume the field next to his holiday let belongs with the holiday let.
Story goes farmer was out in field working when Landlords son comes driving across the field and gets chatting to farmer.
He then asks do we own this or is it yours?

Easy done when you own thousands of acres?

Completely agree. Land agents work on the whole "smoke and mirrors" thing and like you to think they know something or someone you don't.
We applied for planning for a house through a local agent only to have it turned down (I suspect the agent knew this before we applied). They then suggested another route which of course would involve another fee.
The wife and I did the application ourselves and it sailed through.

Not everyone has the experience, knowledge, education or desire to represent themselves and can easily be taken advantage of, Me, Im just tight and dont want to pay a high fee for something I can learn to do myself, it takes time to learn the rules of the game your playing whether thats planning, compensation claimes etc. But you need to be prepared to put a lot of time on the internet looking up case law etc etc and lots dont want to do that and would rather be out on the farm and I cant see anything wrong with that, I was asying the other day in all my years in business I have had lots of dealings with solicitors and only one have I not given a bollocking too at some point reminding them I pay the bill I decide what happens, have rung up several working for people I was doing deals with and given them one too including one of the partners at burgess salmon back in the 90's, too many of these professionals are in it for theirselves rather than their clients
